ThriveProp ("ThriveProp," "we," "us," or "our") is a property management technology platform operated by ThriveComp Consulting LLC We provide software services to property management companies ("Property Managers") and their tenants and vendors.
This Privacy Policy applies to information collected through:
- The ThriveProp tenant portal (web and mobile application)
- The ThriveProp vendor/contractor portal
- Rental applications submitted through our platform
- Communications with our support team
ThriveProp acts as a service provider to Property Managers. Your Property Manager controls the tenancy relationship and certain aspects of how your data is used within their account.
2. Information We Collect
Information You Provide Directly
- Identity information: Full name, date of birth, government-issued ID number
- Contact information: Email address, phone number, mailing address
- Financial information: Bank account number and routing number (for ACH rent payments), payment history
- Rental application data: Employment history, income, rental history, references, Social Security Number (collected solely for background check processing)
- Insurance information: Renters insurance provider, policy number, expiration date, and uploaded policy documents
- Emergency and point-of-contact information: Names, emails, and phone numbers of designated contacts
- Uploaded documents: Lease agreements, identification documents, photos, inspection media
Information Collected Automatically
- Device information: Device type, operating system, unique device identifiers
- Usage data: Features accessed, timestamps, session duration, pages viewed
- Log data: IP address, browser type, referring URLs, error logs
Information from Third Parties
- Background check results: Credit, criminal, and eviction history from Certn (see Section 4)
- Payment processors: Transaction status and confirmation data from Forte Payment Systems
3. How We Use Your Information

4. Third-Party Service Providers
We share information with the following categories of service providers who process data on our behalf:
Payment Processing
Forte Payment Systems (an ACI Company) — processes ACH bank transfers for rent payments. Your bank account information is transmitted directly to Forte and is governed by their privacy policy. We do not store full bank account numbers on our servers.
Background Screening
Certn — provides tenant background check services including credit, criminal, and eviction screening. Your consent is required before any background check is initiated. Certn's use of your data is governed by their privacy policy and applicable consumer reporting laws including the Fair Credit Reporting Act (FCRA).
Electronic Signatures
DocuSign — manages electronic signing of lease agreements and other documents. Documents sent for signature are governed by DocuSign's privacy policy.
Communications
SendGrid (Twilio) — delivers transactional emails including payment receipts, account activation links, and notifications.
Twilio — delivers SMS notifications for time-sensitive alerts.
Cloud Infrastructure
Our platform is hosted on secure cloud infrastructure. All data is stored within the United States.
5. Data Sharing and Disclosure
We may share your information in the following circumstances:
- With your Property Manager: Your tenancy information, payment history, maintenance requests, and communications are accessible to the property management company that manages your unit.
- With service providers: As described in Section 4, with parties who process data on our behalf under data processing agreements.
- Legal compliance: When required by law, court order, or governmental authority.
- Business transfers: In connection with a merger, acquisition, or sale of all or substantially all of our assets, with notice to affected users.
- With your consent: For any other purpose with your explicit consent.
We do not share your personal information for third-party advertising or marketing purposes.
6. Data Retention
We retain your personal information for as long as your account is active or as needed to provide services. Upon account termination or deletion request:
- Personal profile data is deleted or anonymized within 30 days
- Payment records may be retained for up to 7 years for tax and legal compliance purposes
- Background check results are retained per Certn's data retention policy and applicable consumer reporting law
- Lease agreements may be retained for the duration required by applicable state law
7. Your Rights and Choices
Depending on your location, you may have the following rights regarding your personal information:
- Access: Request a copy of the personal information we hold about you
- Correction: Request correction of inaccurate or incomplete information
- Deletion: Request deletion of your personal information (subject to legal retention requirements)
- Portability: Request your data in a machine-readable format
- Opt-out: Opt out of non-essential communications
To request account deletion, log in to your tenant portal, go to Profile → Account Settings, and click "Request Account Deletion." We will process your request within 30 days.

8. California Residents (CCPA / CPRA)
If you are a California resident, you have additional rights under the California Consumer Privacy Act (CCPA) and the California Privacy Rights Act (CPRA):
- Right to Know: You may request disclosure of the categories and specific pieces of personal information we have collected about you in the past 12 months.
- Right to Delete: You may request deletion of personal information we have collected, subject to certain exceptions.
- Right to Correct: You may request correction of inaccurate personal information.
- Right to Opt-Out of Sale/Sharing: We do not sell or share personal information for cross-context behavioral advertising.
- Right to Non-Discrimination: We will not discriminate against you for exercising your privacy rights.

10. Children's Privacy
ThriveProp is not directed to individuals under the age of 18. We do not knowingly collect personal information from minors. If we become aware that we have inadvertently collected information from a child under 18, we will take steps to delete that information promptly. 11. Changes to This Policy
We may update this Privacy Policy from time to time to reflect changes in our practices, technology, or legal requirements. When we make material changes, we will:
- Update the "Last Updated" date at the top of this page
- Send an in-app notification or email to active users
- Post a prominent notice in the tenant portal
Your continued use of the platform after any changes constitutes your acceptance of the updated policy.
